Property Management – Repairs


We have developed a great relationship with handyman, plumber and electrician. We will make a preventative maintenance call on each of our rentals at least once a year. Preventative-maintenance will extend the operating life of the property and its units by addressing minor problems before they escalated into major problems.

As a property manager, we will commerce remedial action after the receipt of the repair written notice by the tenant as soon as possible but no later than the following time periods (except where circumstances are beyond the landlord’s control):

  • 24 hours: where the defective condition deprives the tenant of hot or cold water, heat, or electricity, or is imminently hazardous to life;
  • 72 hours: where the defective condition deprives the tenant of the use of a refrigerator, range and oven, or a major plumbing fixture supplied by the landlord;
  • 10 days: all other cases
